IEF’s investment philosophy is as simple as it is effective: the quality of a location is always the leading factor. IEF believes in readily marketable, future-proof, city centre locations that guarantee a stable long-term cash flow and that have an attractive risk-return profile.
Location is the leading factor, size explicitly is not. IEF has extensive knowledge of local market developments and dares to invest in both large and small properties at future-proof, promising locations. IEF is in the market for the long run, not a quick win. This investment strategy has formed the core of our successful business for many years.
For each portfolio, IEF selects the financing structure that is most appropriate to the individual portfolio’s characteristics and purpose. IEF has access to national and international capital providers and selects its partners based on the fund’s long-term objectives. Hence, IEF aims for long-term, sustainable relations with key capital partners worldwide.
IEF distinguishes itself through a strong focus on quality, a long-term investment horizon, active portfolio management and a very good understanding of promising properties and locations. Furthermore, in the past decades IEF has shown to be able to anticipate the phases of the economic cycle well: acquiring and selling assets at the right moments in time, optimising the returns for its partners.

Acquisition and delisting of the Westersuyker N.V. portfolio
IEF has lead the acquisition of a portfolio of office buildings amounting to approximately € 400 million of Westersuyker N.V., a listed company.
Acquisition of the VendexKBB portfolio
IEF took over a real estate portfolio of VendexKBB (73 properties, approximately 1.4 billion euro). The sale-and-leaseback portfolio was the largest real estate transaction in Dutch history and consisted of department stores of De Bijenkorf, V&D and HEMA.
Acquisition of a high street retail portfolio
A group led by IEF acquired a prime retail real estate portfolio of Unibail Rodamco consisting of approximately 200 stores at prime locations, 19 malls, three large retail trading establishments, and 20 supermarkets. Value: € 775 million.
Sale of HEMA portfolio
A portfolio of approximately 40 HEMA assets spread throughout the Netherlands was sold to a consortium led by Crossroads Real Estate LLP
IEF takes a long-term view with regard to investments in maintaining the high quality of its real estate portfolio. Large-scale renovations projects take place based on IEF’s vision solely or based on specific requirements of its key or prospect tenants.
IEF’s investments in its portfolios are aimed at optimising the buildings to the dynamic requirements of the real estate market. Examples include the redevelopments of various single-tenant department stores into optimised multi-tenant and mixed-use buildings and transformation of retail space into office units. These transformations are often executed in close liaison with valued (prospective) tenants in order to provide the tenant with a well-suited platform to conduct its business.
